I was hoping that one of our members who is experienced in gaming might have the information you seek, but as you have received no replies to date it looks like my hopes have been dashed!
 
Not being a gamer myself I fired up my favourite search engine in order to see what I could turn up that might be helpful….
 
Here is a mega topic that seems to go into infinite detail, and I do hope you will find something in that topic or one linked to it, that will help solve the issues you are experiencing.

Oh dear me, STEAM game problems! Do they never end?

Have you updated the game with the four patches yet?

Is the game on a NTFS drive (preferably C drive)?
